Now we’ll explain the most common mistakes that are committed when an individual wants to sell his property:
The first and biggest mistake , is to fix a wrong price 99% of the time, the homeowner overestimates his property, either because of emotional issues or word of mouth they have heard down the street saying prices are going up. And of course, as your property is better than the others, so come on, let’s raise the price! This is a very big mistake. An out-of-price property does not arouse any interest, nor does it get visitors, nor – which is the main thing– is it sold. You need to know how to market a property on specialized portals, social networks, etc. And it all starts with setting the right price. Because everything that is priced, IS SOLD. When an out-of-price property is advertised, the opposite effect occurs: the property is “burned” on the net. You must think that buyers spend many hours online and when they see the same property for sale for a long time, they lose all interest. And if you’re one of those people who says, “I’m in no hurry,” then don’t sell. When you put it on the market at the right price, you will sell it, for sure.
Another mistake is to hide information. What you say to advertise your property, must be true. Things like community debts, structural problems, things that don’t work, and so on can’t be hidden. The buyer, by a strange art of magic, always finds out…
Put up for sale without refurbishment or with a bad image. You’ve probably seen pictures of properties on the net and thought, “How can they advertise something like this?” Well, even if it seems unbeliavable, the person who did it finds it the most normal in the world. One of the goals of any ad, in any field, is to impact the buyer of the product and cause a “I need this product” feeling. Do you agree so far? So if you have to paint, paint it, if you have to throw away junk, do it! It is main to cause a good image both in the photos and in the first viewing of the client.

Study the strengths of the property and value them. If the lounge is big (really big…), you have beautiful views, you hear the birds singing from the bed, let them know! No one knows your property better than you. Take advantage of it!
Advertise the property in a single portal Now that you have the right selling price, you need to invest your time and money in advertising it properly. You can’t wait to just hang a poster on the balcony or advertise it on a single portal. By doing this, you will not arouse any purchase intention, on the contrary, you will have all the agencies in the world knocking on your door every day. Are you ready for that? That’s why we recommend that you hire an agency. Let them explain you how they will market your property, how they will offer it to their contacts (if they have any…), what sales estimate they have planned, what information they will give you and how often, etc. You need to ask what their marketing plan is and what agencies they work with. Run away from the “supermarket” sellers. There are agencies that have hundreds of properties. Why? Because they think that the more statistics they have, the easier it will be to sell one. Error! Trust a Real Estate Agent who commits (in writing, of course!) To work your property as if it were his, to put all his efforts, all his infrastructure and all his professionalism in achieving the ultimate goal, the sale of the property and your satisfaction.
